Building Consultancy
The Knightswick Shopping Centre, Canvey Island
Hartnell Taylor Cook LLP's Building Consultancy in association with Property Management and Retail provide building consultancy advice in respect of the shopping centre and the Greater Manchester Pension Fund's portfolio extending to feasibility studies, dilapidations advice and negotiations, planned preventative maintenance schedules, contract administration and overall strategic property advice.
The Knightswick Shopping Centre comprises of 72,500 sq ft served by a 300 space car park. The Centre is anchored by a large Sainsburys Supermarket, in addition to a cluster of national multiple operations such as Peacocks, Card Factory, Nationwide and Thomson Travel Agents.
Hartnell Taylor Cook LLP's Building Consultancy were appointed by the Fund to co-ordinate and project manage the sub-division of a large retail premises to afford three individual shell units for prospective tenants. This became necessary following the vacation of the previous tenant and the market requirement for smaller retail units. The latter extended to co-ordination of all sub-consultants and seeking statutory consent in respect of Building Regulations and Planning including sub-division of all mains utilities. The units have recently been let to Card Factory and Pridmore Bookmakers.
