Hartnell Taylor Cook LLP advised on the purchase of this modern office building situated in the central area of Bristol from Morley Fund Management.

The property comprises circa 33,000 sq ft modern office building let in its entirety for in excess of 10 years to a company whose lease is guaranteed by Havas UK Limited, who have equity shareholder funds of circa £338 million.

The property includes an adjacent warehouse which provides an additional 40 car spaces and is leased to the same occupier.

Hartnell Taylor Cook LLP acquired the building for £5.75 million representing a net initial yield of circa 8.2% and are currently exploring the possibilities of redeveloping the warehouse element of the building.
