Hartnell Taylor Cook LLP was instructed by Catalyst Capital LLP to act on its behalf in relation to an outstanding rent review.
The premises are some 23,000 sq ft and comprise a purpose built 1970's multi storey office building and car park situated at the rear of a local shopping centre in Bedminster. The passing rent prior to review was £137,000 per annum.
After initial wide ranging negotiations with the tenant's agent it was clear that the rent review would not be settled by agreement and, following an application to the RICS, a third party was appointed to determine the rent, acting as an Independent Expert.
The building was well known as Hartnell Taylor Cook LLP had acted for a former owner of the property in relation to its management and a previous rent review on the building. Our continuing involvement was beneficial in that the main issues of relevance were easily identified and this assisted in our making representations and counter representations to the independent expert.
The Expert ultimately made his determination and the rent increased from £137,000 per annum to £160,000 per annum.
