DTZ Investment Management, advised by Hartnell Taylor Cook LLP's London office. has purchased the freehold interest in 29-35 North Acton Road, Park Royal, London, NW10 6PE from private investors RLE Investment LP. The purchase price was £4,750,000.
The property comprises four industrial units totalling approximately 34,923 sq ft, together with an external forecourt area providing car parking and loading bay access. The acquisition included a site of approximately 0.12 ha with planning consent for four commercial units. The property is fully let to four separate tenants for a further average weighted unexpired term of 5.7 years. The property provides a current rental income of £323,547 per annum.
The property was secured following considerable interest and two rounds of competitive bidding. Interest was generated as a result of the well located nature of the investment, the occupational asset management opportunities and the additional development and value add potential available.
