Work on a £3.5 million office building in Bristol city centre has got under way. Canard Court is under construction in Bristol's city centre with £3.5m backing from the Bristol branch of Allied Irish Bank (GB).
The office development is located on the former College of Commerce site, which has been empty since 1975. The site, on St George's Road, just off Park Street, bordering Clifton and central Bristol and in walking distance to Queens Road and the Harbourside, has also been chosen by the Environment Agency as the location for its new national headquarters.
Canard Court has been designed with a total of 14,985 sq ft office space set over four floors.
The development will offer a naturally-lit working environment, which will include a fully glazed penthouse floor and will also boast a secure self-contained car park with 12 parking spaces on ground floor level, as well as a 200-space landscaped public car park opposite. The building provides flexibility as it is designed for use either as a detached, self-contained headquarters office or on a floor-by-floor basis, providing open-plan floor space which can also be subdivided to accommodate individual requirements. Jeff Durant, senior manager - corporate business at Allied Irish Bank, said: "We're delighted to be involved with this project. "With Bristol's city centre currently undergoing a £500m redevelopment, Allied Irish Bank is committed to supporting the development of high specification offices, such as Canard Court, in central Bristol."
Nick Ogden, development director of Bristol and Mendip Estates, said: "Canard Court is unique in terms of size, location and accessibility. "I can't think of anywhere else in Bristol's city centre that offers a building of this size in such a pleasant working environment. "It has not been an easy project owing to extensive engineering works to support Brandon Hill and I am delighted to see the project coming to fruition." The Canard Court development is priced at £27.50 per square foot and is due for completion in September 2008. Joint agents on the development are Alder King and Hartnell Taylor Cook LLP.
