We recognise the importance of our property management accounts staff as being at the very heart of our business and place the same emphasis on their efficiency and effectiveness as we do on the rest of our business.
We use TRAMPS accounting software and can provide clients with electronic reporting which can be directly uploaded into many other common accounts software packages thereby reducing the risk of data entry error and saving inputting time.
We use S2 Partnership's Risk Wise software to log and monitor all risks, emergency attendances and other matters which may affect the fabric of or services to a property. We have a unique escalation system built into it which ensures the involvement of more experienced property management staff where appropriate.
Indeed Norwich Union have been so impressed with our risk system that they have confirmed that any properties insured through ourselves and operated on the system will benefit from reduced premiums due to the perceived lower risk.
We focus on client requirements in order to maximise the value of the management process for the client whether it be an investor or an occupier. We never lose sight of the client's overall strategy for the property nor the role of the building within their business.
We employ 25 office based staff with a similar number employed off site. We match our recruitment to the type of management work to be undertaken ensuring the client's needs are matched by appropriate skills and personal strengths.
We are pursuing ISO14001 accreditation and take a proactive stance on the sustainability of the buildings we manage. We actively manage the Energy Performance Certificate process, BREEAM assessments and audits as well as developing waste management policies with a view to enhancing sustainability and reducing building running costs. Through external electrical and mechanical consultants and in house surveyors we actively pursue planned preventative maintenance programmes. We do so not only to reduce property risk but also to improve the accuracy of service charge budgeting and recover. In short every effort is made to protect existing asset value, reduce property costs and capture value enhancement opportunities.
We place a strong emphasis on close working relationships with both occupiers and landlords in order to maximise opportunities for both. Our team of landlord and tenant surveyors within our management team ensure that opportunities are not missed.
We work closely with marketing and promotional consultants, particularly in respect of shopping centres and retail parks, in order to advance the brand of the property to the advantage of both owner and occupier.
