Hartnell Taylor Cook was appointed to project manage the refurbishment and extension of 5 Norwich Street, EC4 a 30 year old 21,500 sq ft office building, in order to reposition the building and maximise rental income and capital value.
The Project Management team’s appointment commenced at project inception, prior to the reversion of the property, enabling us to work closely with the client to understand their business objectives and to develop the brief. This process was followed by an in-depth feasibility process, where we engaged specialist consultants, as well as drawing in expertise from HTC’s Investment and Agency teams, to inform project strategy. In order to develop the scheme, the team appointed and managed the project team, while engaging with stakeholders and statutory consultees, in order to manage risk and obtain requisite consents. At each stage of the project lifecycle, HTC worked with the client’s representatives to ensure deliverables align with the project brief.
Consent was obtained for a two storey extension and remodelling of the external façades and internal accommodation, to produce a Grade A modern office building to compete with new stock and drive up rental values. Income producing accommodation has been increased from 21,500 sq ft to 29,000 sq ft NIA, representing a 30% uplift, while new cycle centre and reception amenities have been provided and BREEAM Excellent criteria achieved. The project has been procured under a design and build strategy with works currently progressing on programme to a target completion date of Q2 2019. HTC’s London Office Agency team has been appointed to market the building.
