Hartnell Taylor Cook’s Bristol-based investment agency team has been recognised with an industry award.
The team led by partner and office head Ian Lambert has been awarded the title Regional Investment Agency South West by CoStar, the leading provider of data and analytics to the real estate industry, in an awards programme that recognises firms that completed the highest transaction volume in commercial real estate deals in their market.
Highlights included acting on the purchase of Kings Orchard, a single-let central Bristol office building, for £35m on behalf of a pension fund; and the sale of a multi-let industrial estate for CBRE Global Investors for around £7.5m.
Ian Lambert, partner and office head, said: “The year started off well with these two excellent deals, and carried on from there – we had an industrial estate sell at well over the asking price, with 30 bids submitted. We’ve been able to take advantage of a healthy market for our clients and we were able to record such a strong year due to the diversity of our work. We worked closely with a number of Local Authorities, able to take a long-term view and therefore remained busy even towards year-end, which was a more uncertain period with Brexit tension and the General Election.”
That Local Authority work included the firm advising Swindon Borough Council on the acquisition of a multi-let industrial estate for circa £15.5m, they also represented South Gloucestershire Council in purchasing a single-let industrial unit in Yate for circa £9m. Along with numerous office buildings bought and sold, other deals included the acquisition of a petrol station and a Co-op for a major property company.
Bristol’s office market was the key driver for the team’s success though, and has continued to be so through a strong start to 2020.” Lambert said: “With strong rental growth on the occupational side, there continues to be huge investment interest across the board in Bristol offices, which has continued into 2020 with several deals hopefully heading towards completion.”
